LetFirst Calls for Properties

As a result of the City of Edinburgh Council’s (CEC) recent successful tendering of advice and support services, Orchard & Shipman has been commissioned to deliver an innovative and comprehensive solution to help people find homes in the city.

Orchard & Shipman LetFirst is an assisted private rented scheme designed to encourage and assist people who are having difficulty finding good quality, affordable, accommodation.

The scheme will provide access to private rented properties for up to 300 households in the next year and Orchard & Shipman  are now seeking landlords with suitable properties to participate in the scheme.
 
The city has a shortfall of affordable housing and cannot meet the needs of all those facing homelessness using its own rented properties.  The private rented sector amounts to 17% of Edinburgh households and can provide a major source of accommodation for those who require it. (Council housing represents 11% of Edinburgh households).
 
Orchard & Shipman LetFirst, the first scheme of its kind, will be focused on those who are homeless, at risk of homelessness or in unsuitable housing and will offer people an affordable way into quality private rented properties.  It works by offering tenants access into properties without the traditional need for a deposit and advance monthly rent payment, thereby helping people into homes that without the scheme they would be unable to access.

There are also many attractions for landlords including properties professionally managed by experienced agents; a 6-month rental guarantee- unique to the private rented market - offering landlords greater flexibility in a fluctuating, uncertain economic market;  no up front administration costs and no inventory or tenancy agreement fees. The demand for accommodation in Edinburgh is high, therefore a high volume of prospective tenants will ensure a prompt let.  
 
John Taylor continued: “The beauty of offering Letfirst is that we can now cater for a different market enabling us to find homes for all. By working with the City of Edinburgh Council, we are able to offer an intelligent, comprehensive property solution that fits the needs of the people rather than shoehorning people into a system that doesn’t work for everybody. The scheme will also appeal to the increasing number of ‘reluctant landlords’ who are forced to let a property they may have chosen to sell in a more favourable economic climate, but who are inexperienced in the process and will appreciate the comprehensive and cost effective service we can offer.” 
 
John Taylor concluded: “There is a greater emphasis on home ownership throughout Scotland and the rest of the UK than elsewhere in Europe. However it is only one way and the alternatives should not be overlooked. With assisted private rented schemes people are arguably more able to move to the areas where they want to live, rather than just in areas they can afford. 
 
“In many cases it can result in tenants finding a nicer, more spacious or better quality home and demonstrates that renting can be a cost effective and rewarding housing solution.”
